Rent Calculations

Hilltop apartments: subsidies & pricing

  1. SPRAC (Senior Preservation Rental Assistance Contract) Subsidy
    • Hilltop has 76 SPRAC units funded through HUD (Department of Housing and Urban Development)
    • The current income limits to qualify for a SPRAC subsidy are:
      • $52,700 for a one-person household
      • $60,250 for a two-person household
    • The tenant pays approximately 30% of his/her income for rent

  2. Seattle Housing Authority: Project-based
    • Hilltop has 30 units funded through SHA
    • The current income limits to qualify for a SHA voucher are
      • $31,620 for a one-person household
      • $36,150 for a two-person household
    • The tenant pays approximately 30% of his/her income for rent

  3. Hilltop also supports SHA Housing Choice Vouchers; tenant payments determined by the Seattle Housing Authority.

  4. Non-subsidized units
    • The remaining units are non-subsidized
    • Rent is calculated on 40% of tenant income with a minimum and maximum amount per unit size.
      • Studio: $500/month min. $1655/month max.
      • Deluxe Studio: $600/month min. $1885/month max.
      • One Bedroom: $700/month min. $1970/month max.
      • Deluxe One Bedroom: $800/month min. $2200/month max.

Prospective tenants applying for residency at Hilltop House must:

  • Be 62 years of age or older
  • Fill out an application and provide proof of identity
  • Consent to a background check
  • Meet the requirements of Hilltop’s Tenant Selection Policy

Prospective tenants applying for subsidy at Hilltop House must meet the above requirements as well as:

  • Meet HUD’s financial criteria for rental assistance and be willing to pay rent calculated by HUD
  • Be a U.S. citizen or an eligible non-citizen entitled to receive assistance under Section 8, Section 236, Rent Supplement, Rental Assistance Payments, and Section 202/08 programs
  • Maintain the apartment as tenant’s only residence
  • Disclose Social Security numbers for all household members and provide proof of the numbers reported
  • Provide verification of all financial information reported by household
  • Have a household size appropriate for the available apartments
